The Problem: 

When a 1,364-bed student apartment property’s security budget was slashed under new ownership, property managers needed a security solution at a lower cost without sacrificing quality of service. The client’s concerns included: 

  • Residents leaving entrances propped open 
  • Nonresidents trespassing  
  • Residents entering the rooftop pool after closing hours 
  • Residents anonymously damaging property in communal areas 

The Solution: 

Before the budget cuts, the apartment complex used two onsite BOS Security Officers for six hours each night of the week, totaling 84 hours. BOS Security worked closely with property managers to develop a new security plan implementing VirtuGuard™ remote video monitoring at a lower cost, ending onsite guard services. The new plan included: 

  • Overnight monitoring of existing surveillance cameras in the two residential buildings, parking deck, rooftop pool, mail rooms, other communal areas, and exterior sidewalks, and all points of entry

  • Artificial Intelligence alerts to suspicious activity 
  • Random and scheduled proactive virtual tours of the entire property 
  • Alerts to property managers, onsite Courtesy Officers, or local law enforcement during a verified incident 
  • Archived video footage for investigations and insurance claims 

The Results:

After switching from physical guard services to VirtuGuard™ remote video monitoring, the apartment complex reduced their security costs by more than 75%. Remote video monitoring was able to assume the responsibilities of onsite Security Guards, and even improved upon them, all while greatly reducing the monthly security costs.
